 Post subject: Non payers of condo fees

Has any other condominium dealt with non-payers of condo fees?
We were hoping that non-payers would not get connected to ENEL meters. However, we were informed by the administrator that this cannot happen under 'italian law' .

Hi these people are truly selfish! The administrator can fine them but I have no faith in administrators either sadly.
There are owners on sites who rent regularly and do not pay or at least wait for a very long time till they do,meantime those who do pay up in and on time are really paying for these renters &non-renters to be able to use the pool etc as it is their money that keeps the upkeep ongoing.Administrators can send legal letters or fine but never seem to be bothered to do so as sadly the Italian legal system is so long winded it never comes to anything.you cannot cut off their electric or ban them from renting because of their rights ,everyone on site should stop paying so nothing gets looked after and then no,-one will want to rent,such a shame one has to stoop to this but nothing ever seems to get done.

Sorry to hear this. How about name and shame by a list of people in arrears and apartment no posted on board by admin office pool?

Also post the notice on the door of the apartment and inform the renters that they cannot use the facilities because of non payment of fees.

I think this case refers mainly to those people who did not pay their connection fees either on completion or to the condominium (who had to make a collection from owners to repay the Enel connection when the builder went awal with the money.)

The original administrator and the residents committee decided that if you had not paid
your connection fee then you should not get connected. This included the builder.

The fact that they suggested this would lead you to believe that it is not illegal?
Those in question are in debt to the condominium.
