 Post subject: 'Borgonovo' in Pizzo

Hello All,

This is my first post but I am an avid 'watcher' of this forum and have already learned a lot from it.

I have recently paid a deposit on an apartment in the Borgonovo development in Pizzo and I was just wondering if there's anyone else out there who is buying in Borgo Novo.

Also, is it normal practice for a solicitor to send you a copy of the 'Bank Guarantee' or do you have to request this.

Hello Ralphus and welcome to the Forum - I'm glad you've found it helpful so far and decided to 'formally' join us! (Please sign the Flight Petition too!!)

I'm afraid I don't know anything about the Borgo Novo development yet, although I am sure there may be others on the Forum who may have bought or viewed here & who will be happy to share their views/opinions/advice.

In terms of the Bank Guarantees, I am, as I type, going through the same process as you and have yet to find a definitive answer - maybe one of the 'legal' contributor's on the Forum could clarify this for us please?

Hello Ralphus,

We have bought in Jewel of the Sea, also VFI, and used Giambrone & Law. The bank guarantee came automatically without us requesting it, together with the preliminary contract signed by the vendor (developer) and G & L (on our behalf). It is probably worth asking your solicitor when you expect to receive this, just to be sure.

Thanks Sam and Gracie for your replies.

I emailed Giambrone Law this morning and got a very quick reply assuring me that everything is being processed at the moment in their Calabrian office and I will receive the Bank Guarantee and copy contract signed by the vendors shortly.

I'm happy enough with that.

Good luck with your purchases in Calabria - I will post again if there's any further development.

I did reserve a property at the Borgo Novo development but pulled out, at least for the time being, as I wanted to go and have a look around the area.

Have you had a look round the development and do you have any photos.

Building at 'Borgo Novo' isn't due to start for a few months yet but I hope to go to Pizzo in September and will take a few photos of the area then.

Has anyone bought thru Irish property company 'Larionovo' ?. We have bought a 2 bed in Borgo Novo and todate paid 30%. We are due to pay our next 20% however Larionovo has gone into administration. The contacts we had at GimbroneLaw have gone from the UK office and now we deal with the Italian office. Communications are not what you would call plentiful and yet we have to handover this large sum of cash again without a secure feeling.

You are in a difficult position, I certainly would not be happy parting with more money until everything is clarified to your satisfaction. Perhaps take up the offer of the 30 min interview with the lawyer else where on the forum?

I am investing in Borgo Novo and initially booked through Larionovo. They are out of the picture and my solicitor confirms that their situation is not relevant. Our contract is with Azzurra the building company and VFI are mentioned as selling agents. Their is considerable discussion on another forum www.boards.ie that you might like to look at. A few of us there have got together and are exchanging info. One guy went out in January and met builder and agent and took photos. Hi guys,
Here are some photos of Borgonovo, I took them today.
It turns out the apartment we are renting, our landlords uncle is the builder, we are in the process of arranging a meeting with him shortly, he is building both Borgonovo and Le Terrazza.

PS there was a lot of activity on the site and it is set to complete on schedule, once the major building work is completed they are set to hit Le Terrazza.

We saw a lot of builders on site, we took these photos when most of the builders seem to leave to go for siesta or for a mid break.
Many of the builders were working indoors before we took these photos, just posting the facts as I knew them to be correct when I had visted.

As we are living close by, I will check activity on the site regularly and post on progress. I was asked by friends to check on it for them, thought the photos might be helpful to other members here.

hi,
we are also in the proces of buying an apartment in the borgo novo development.We've used Giambrone and Law.GL didn't send the second deposit to the builder, for more than 6 months now, so we have disintructed them a month ago. Nothing has changed.Are there other buyers having the same problems and what did you do. We've already made a complaint to the LCS.

This is a response we've received from Giambrone after we've disinstructed them and after we asked them to give us our second deposit back (which they refuse to transfer on to the builder):

Since the contracts have been exchanged, the funds do not legally belong to you, they belong to the builder and we are not able to release the funds to you for this reason.

I have already asked you to forward all correspondence received from VFI and or the builder and we would handle the matter for you but since you have formally disinstructed the fire we cannot act for you any more.

As soon as we receive authorisation to release the funds we will do so but ONLY to the builder. They cannot be returned to you.

In relation to your comments regarding the Solicitors Regulation Authority, you have always been aware that your file was being transferred to Italy. The SRA has never regulated the Italian offices and therefore your references to them are spurious.


So, today we are sending a letter to the Consiglio dell'Ordine degli Avvocati to make sure they also know about how G & L is treating a lot of us.

We hope it's possible to complete the purchase without having to pay another lawyer. Can somebody confirm this is possible?

contacted LCS & SRA regarding G/L and would like to highlight their disgraceful behaviour any where we can. We have purchased in JOTS, any

The date we have been communicated by the developer for completion of the entire development is 30/10/2010, which after a recent inspection I feel looks realistic - although it is very possible they may finish earlier than this as it is full steam ahead and they are keen to complete!

Regarding any changes you wish to make, you will need to speak directly with the agent or company who you purchased through, who I am sure will be able to help you.

We still have some very attractive units left, including some penthouses on the top floor which have fantastic sea views and large terraces .If anyone needs any further information please feel free to pm or email.

We also spent some time at the Borgo Novo development.
Both the foreman and the site administrator have confirmed that the completion date should be June, this may not necessary mean the landscaping and the pools.

The apartments numbered 23 upwards are coming along nicely.

Hello there,
This is directed towards people who have purchased in the Borgonovo development in Pizzo.
I have purchased there myself and was on site in July 2010 and everything appears to be going well, a little behind schedule but getting there all the same . I have all ready sourced and organized most of the furniture that I require from a shop in Calabria but there are some bits and pieces that I would like to bring from here if possible ( obviously I can also get them in Calabria but I just prefer what I have here ) . Would anybody be interested or knows how to organisze a shipmemt ( road haulage ) from Ireland to Pizzo and perhaps a few of us can come to gether and share costs on this venture ?
