We currently have just one 1 bedroom apartment left on this complex. Great value at only 89,000 euros which includes kitchen, air conditioning and furniture! The development is well worth a look for anyone visiting.

Hi All,

Can't help with VAT as luckily didn't pay in the first place.

I was at Marasusa from Sat 10th to Tues 13th and I can confirm that it is still standing although the weather wasn't too good, slightly warmer than the UK!

One tip with the winter flights, you don't get to Marasusa until about 10pm and then by the time you get into Tropea everywhere is closed, you can't even find a vending machine or petrol station to get water from.

Ciao Richard - Sorry we'll miss you this time... we are flying out on Tuesday for few days (weather forecast doesn't look too clever tho'). Will check up to see if your place is still standing !!! We will be interested too in your quest for a VAT return - think we also need to start some serious chasing for the VAT owed to us. Perhaps we can work together on this one? (Anyone else on the forum still waiting for a 'Marasusa VAT return'?)

Hopefully catchup with you out there towards the end of March, as already planning our next trip.

I'm waiting for my next bank statement to see if it's been paid in by you know who. If it hasn't it'll mean getting onto them yet again! Will be at Marasusa January 20-24 - would be glad to meet up with anyone else there for a chat/drink/ meal. Richard :D :D :D

I'm looking at 2 bd apt at this project or something very much a like.
Could you anyone kindly post latest photos of this community, such as internal and exterior photos?
I was told that there are still some units are available for sale. I wonder if current price has gone up since the first selling price. Can anybody advise?

I have just completed on a 2 room apartment at Marasusa. The weather in Italy was very pleasant and swimming in the pool at Marsusa was great despite it being October.

After spending time with various agent whilst in Calabria at the end of July I got a taxi independently from my hotel (Hotel Tirreno) at the bottom of the hill up to Marasusa. I am so glad I did as I met the Dutch company selling properties, at what I believe to be the best site in Calabria.

After reading lots of comments on this forum I was a little worried but most of the comments relate to properties sold by Itilain Connections. I have purchased one of the dutch properties and it is very well fitted out. It has a new kitchen, new windows and door, a water heater, new electrics and all in all is fantastic.

I would highly recommend Marasusa as a develoment and it is good that you can see the finished article before purchasing. The dutch firm are very professional and made the whole process very smooth although matters were slightly complicated by my lawyer checking every little point several times but better to be safe rather than sorry.

The Dutch firm have a limited number of newly renovated properties left at Marasusa plus a new develoment on the side of the hill on the way up to Marasusa. There are offering very good prices on the remaining properties at Marasusa to get rid of them.

I have become very friendly with the agent so if anyone wants anymore info or photos, please let me know.

Obviously I have been misinformed, as I was advised that the Notaio remit was to check to ensure that both Avocattos had completed everything and missed nothing, Certainly from our own experience the Notaio had noticed something from the process, which neither side had been aware of and refused to sanction the Il Rogito until she was happy.

My understanding is that in Italian law the Notaio is there to check everything is in order and has no compunction in telling the Avocatto if they are not happy.

I would add that sometimes it is how close the Notaio is to the Avocatto that can make the difference.

This is just a thought but do you think this document is only required for new properties? This would explain a lot.

I have asked my Italian mortgage broker if she would check with the Notary, she herself has never heard of this document and we have bought property insurance through her too. Hopefully I will have an answer inthe next few days.

Why do we never have a clear picture?

I am told that the notary has no obligation to pick up this point but a solicitor should. However I suppose this depends on hoe closely connected the solicitor is to the seller!

I am surprised that either your solicitor or Notaio did not pick this up as we were told it was essential. However the Notaio may have agreed to completion if there weas something which would be rectified easily, as in our case where there was no electricity, but obviously would be in the future.(we hope)

What about others on the development - how did they fare?

Just as things seem to be 'sorted' another potential problem rears its head! Whilst we have our keys and have already had several short holidays in Marasusa, I certainly don't have one of these documents ...... but then again, none of us even have the property deeds yet either.
Would be interested to hear just why Bella Calabria solicitors can't / won't provide this document for your solicitor if it is importnant.
In the meantime, I shall adopt my 'trying not to worry too much hat'.... Not planning to insure or sell the property anyway.....

I am in the process of buying an apartment at Marasusa but my solicitor is advising against the purchase due to him not receiving a valid “certificato di abitabilita’” (habitation certificate) for the apartment.

Is this document important and does everyone else have one for their apartment. My solicitor tells me that without this certificate I might have problems selling on the apartment in future and that for example isurance could be invalid (I suppose in the same way as car insurance is invalid if you don't have an MOT.

Any comments would be welcome.

Leaving Dee at home for the early Sept trip, but am 'allowing her out' for the late Sept and October ones :lol:
Will have my youngest lad + his girlfriend out there at end of next week... Dee & I are bringing the eldest son + his girlfriend later in Sept, then we will have some time to ourselves when we come out in Oct. (This will ne nice, as we will then be taking middle son + his girlfriend out in November)

There are different groups on each night and stages are set up in the various squares. There is no charge .You can just stand and listen . It was very enjoyable. While we were there last year there was also a classical concert which was excellent.As I said Tropea was really busy at night and it was good to see the tourist season being extended to nearly the end of September.

We are going out to Tropea for two weeks fron the 10th September to the 24th. We were there at the same time last year and the blues festival was good , Tropea was jumping, we're getting really excited about our trip, counting the days. We have bought an apartment at Zambrone -Amalfi apartments and they are making great progress so can't wait to see it.

Welcome to the Forum Nuala, and welcome to the growing band of Marasusa owners. We've been out this month to complete furnishing - site still very quiet but looking beatiful now gardening & exterior decorating finished for the lower half of the site.
We are planning to go out for short breaks in Sept, Oct and Nov, so hope to see you out there. Couple of pictures attached to this post, seeing as you asked for more!!! We'll P.M. you regarding rentals/letting

Hello everybody, this is Donegal Ireland calling! We too have completed on a little studio down overlooking the cliff. however we will not be able to go out until the Autumn at the earliest. very much appreciate all the information on purchasing furnishings etc and travel arrangements as sitting up all night in Stansted is just the worst!! Once we get the studio furnished we would be happy to rent out the place but will also be looking to rent accomodation for a week in febuary when friends come out to join us if anyone has any ideas! Best wishes to all in the meantime and keep posting those photos, it reminds the rest of us why we waited so long.

Hi there,
This forum has been quite a find and it's been really useful reading all the posts so far, so thanks to all who contributed. We completed in the last couple of months, and like other people here it's been good to realise that we're not the only ones to have gone through the painful path to completion! We'll be going out to Calabria in mid-July to check that the aircon and furniture really have been installed, get all the household accessories from the Carrefour and find out any more information about lettings, management, etc. Any hints and tips from people who've already been would be appreciated, if not we'll see you in the Calabrian sunshine!

This does look like a great development, is anyone renting out their property?

I see that several people have got keys to apartments but wonderd what success people have had in renting out their properties. Any comments would be interersting to hear.

I completely agree with Andy we have bought at marasusa and also feel that it is the best site we have seen in the 18 mths process. We to have often nearly pulled out many times but stuck with it, we have our keys now.

I think I would look at the Dutch apartments, the fit appears to be better.

We have worried and wondered over the past year about who is who and who does what in this complex circle..... :? We too have heard various stories, and THINK that it goes something like this..... :?:

The site was owned by La Sorgente, and as a time share/rental site was failing. Do not know why, but on our first visit, the site did look a little run down and lacking in TLC/investment.
Bella Calabria, a large builder/developer company purchased the site (contractually) to re-develop and sell on individual properties. They had no expertise in selling, and so used Italian Connections (aka. Medsea Estates) as the marketing/selling agents for the 'first phase' properties. I.C in turn targetted the UK through 50+ smaller 'independent' companies (such as Network Properties?) to market and 'sell', but on arrival in Calabria buyers were handed over to Italian Connections.
Meanwhile, re-development seemed to stall (i.e. six months+ were lost) after problems within Bella Calabria - possibly due to death of a senior owner/boss and division of the company internally??? It may be that Rudi is one of the Bella Calabria owners, with Marasusa in his portfolio??? Importantly however, Rudi does seem to have longer term plans to continue investment in the site, with possibly further apartments to be built at the rear of the site + another pool, etc...
Second phase units are now complete (the properties you refer to I think) and have now been advertised via a Dutch company (Tropea Properties may be a smaller bit of this network?) Avalon Overseas have some details on their website at http://www.avalonoverseasproperties.com ... p?ndproc=7
Third phase apartments, not yet refurbished on the 'inland' area, will be sold on to Italians once refurbished at a later date we have heard, ?next year?

Given all the worry/stress, we are so so pleased that we stuck with it, and did not pull out due to all the uncertainties (we know a few people did). We still believe that this is THE best site available, having seen quite a lot of them over our last four visits/tours of Calabria. The views over Tropea are amazing. We now have our keys and have just started furnishing (well, at least the fridge is full of beer awaiting our next trip back in 10 days or so !). We have met 5 or 6 groups of other people moving in, and everyone seems brilliant. Monica, the site manager, is incredibly helpful, and speaks pretty good english. Hopefully, even as I write, she is getting our A/C and water boiler fitted!

Hi everyone
I'm new to this forum but not new to looking for a property in Calabria! As with most things you look to buy in life we have done a full circle of looking at many developments and properties and are back to where we started - the Marasusa! I visited here last year through Network Properties and was told when visiting the site that there was only 1 x 1 bed apt left as we wanted something bigger this was (dissapointingly) not an option for us. Whilst in Tropea at the moment on hols i decided to show my husband the development and whilst there bumped into a guy called Rudi (the owner?) who then introduced us to Franco from Tropea Properties who have now got properties available around the pool? I know some of you have touched on the background of the development but just wanted clarification of who Italian Connection, Bella Calabria and Tropea Properties are and how they fit into this puzzle?! Also, how the development became available from an occupied time share resort (if it was a time share resort?) to being made available for re-sale. We had heard different stories.
Any comments would be much appreciated.

8) Also just back from a week at Marasusa - keys delivered as promised from Roccella on arrival. It's just fabulous to be at last in your own little place there! And the views are still breathtaking!
On one evening it was so clear you could see all seven of the inhabited Aeolian Islands, plus Strombolicchio, the little stack of magma from the core of the last volcano to emerge from the sea, just to the right of Stromboli itself. The amazing thing is that from Marasusa all the islands are wholly visible - not one is overlapped by another! The Dutch representative (Steven), who are selling the second-line apartments, told me that on a clear day you can also see Capri to the north. Sicily is not visible because of the promontary of Capo Vaticano (from where it is visible). The pioneers Al and Carol were joined by a few of the other first residents on that evening for drinks and a good chin-wag! What a place!! :D :D

Hi, we were going through the motions of buying an apartment at the marasusa but had many problems! Hearing from many people on this site- I believe it hasn't been an easy ride for them either! The purpose of us wanting the apartment was for rental income so my husband who is into web design, made a rental website to advertise our apartment and others on it. Back tonight after a very hot and sunny 4 days in Marasusa. True to their word, I.C. handed over the keys at the Airport on arrival, and I drove straight to "our own appartment" - just under a year from signing up to the project. The site is looking so much better than our last visit, tidy and ship-shape, although a little work is still on-going. Not too many people around, but met up with a dozen or so. Site owner and site manager around most days, so problems/snags are now being sorted out pronto, without having to ask anyone in Roccella for help!

So no more whinges from us (for now) ....already booked another trip out in three weeks. Just the paperwork to wait for (deeds, etc) and a completion statement which will of course be correct, won't it :roll: ?????

Standard is actually 3Kw. You can upgrade to 4,5Kw or 6Kw which seems to be the max for residential use. The upgrades cost around €250 one off fee, the cost per Kw also goes up a bit but I have not worked out how much.

Kettles: Synergy in Tropea (on the coastal road towards Santa Domenica) sell some fancy ones at +/- €50.

Hi Everybody just back from Marasusa

We have today returned - we completed Tuesday 6th and went to the Notary out there (PoA person was there with us), It took 4 1/2 hours didn't leave the Notary until 8.20pm.

I hope the list below helps you:-
carrefour is good, it is a shopping centre as well.There is a shop just before carrefour on the same complex which sells furniture see link to give you an idea we picked this magazine up in the shop (http://www.pedrali.it/languageeng/26.AS ... asp&id=281, we bought new saucepans, plates etc there but you can buy beds and sofas as well.
Directions take the catabzaro road out of Lamezia come off at Maida 10 mins drive, if you go pass the junction you will see carrefours on your right at the edge of the motorway.

Tropea has a Saturday morning market sells beddiing and clothes, we bought our bedding - bed cover E10 and pillows E5 each. much better and nicer then the furniture shop above which was E70.

There is a new shopping centre in Vibo Valentia - big Spar, Electricial shops - lots of road signs up to help you find your way. Have a drive around the Vibo valentia as there are lots of others shops along the roads as the centre does not have furniture.

Did not see an electric kettle any way so I would take one if you want one, we are just going to use an gas top kettle as the electric trips if to many appliances are on.
If you have a shower that needs a shower curtain take one, we could not find one and there colours are interesting!

We talked with Monica who told us that she had been at Marasusa since it opened 13 or 14 year ago I can't remember which. She is the lady to see about renting, water heaters, furniture etcs.

Ok can not think of anything else at the moment hope that helps you all if I can help any more please let me know.

Sandra & Ian - We are the apartment right under yours face the sea and walk left past the pool and we are on the end.

We met Alan and Carol who are out in marasusa for this month driven out from uk with their dog. They were very friendly and help to us while we were there. If you see them say hello.

I'm not too good at getting onto this site believe it or not hence the delay in responding to you. It was good to hear from you - I am really not too organised - it just looks that way. We have had confirmation that the furniture, kitchen air con are installed - I am just awaiting news that the hot water boiler will be installed and I have been promised that it will be in when we arrive on the 14th. I am taking my own kettle across as I believe they are very expensive over there E70. I have been told that there is a Carrefour (hope that's spelt correctly) very close to Lamezia airport and easy to get to and that you can buy most things there at very reasonable prices. Our apartment is at the other end of the complex the end one,top flat with balcony at the back overlooking the hills at the rear and Tropea at the front, so please drop in for a glass of wine or two if we are around at the same time (that extends to anyone else who is over there at the same time) that is if I can get glasses to drink out of.

I have also been told that there is now a lady working on site called Monica, who speaks good English who will assist with any problems etc., she is going to be a busy lady.

The only rental information I have is what they quote for the apartments not yet sold.
I expect Christmas will be what you make of it - probably rather quiet I should think.
Have just returned from a week on the island of Ischia; off tomorrow for a week at

Looks like I've been a bit slow on the uptake. As said in previous threads this whole buying process has been a bit of joke but it is reassuring to see that others have been in the same boat. A problem shared is a problem halved and all that.

Anyway, my friend and I got a call today to confirm our 2 bed apartment completed yesterday. I think that makes it bang on a year from reserving the property to completing. It's been a painful and increasingly expensive exercise.

However, having seen Andy and Dee's pictures it's suddenly come back to me why we fell in love with the place. Everyones post have been really useful so thanks for answering some initial questions I had and I wish everyone all the best with their purchases.

P.S. We bought the apartment right on the cliff edge on the far right hand side of the complex as you face the sea so if your ever passing by feel free to say hello. We'll be there in early June trying to get it ship shape.

:) Thank you, yes we knew about the web site but I think it must have changed its ownership as time has gone on (didn't know about the Dutch agent). It is a great shame that the dance group this year is not coming to Marasusa as that was a guaranteed months rent!
Didn't know about the 25% commission charge, next weeks mission is to find out more.
Do I take it that you have received information about renting? Maybe they forgot us as we have been going since November 2006 its been a long 6 months to competed....
Sorry will miss you. What do you think Christmas will be like out there?

You can see what the site owner is asking for letting the as yet unsold apartments by looking at the website www.marasusa.it/prezzi.
He quotes only from 7th June to 27th September. If you put the letting in his hands it appears that the service charge would be 100 to 300 euros per week in July and August, depending on the size of the apartment, which is about 25% of the rental income according to the information sent out by the Dutch agent Avalon for the second phase of sales..
Looks as if I'll just miss you at Marasusa this time as I'm there 12-19th May, but I'll be there again in the last week of June.

We are out to marasusa on the 5 May until 11th. We are experincing problems with the condition of the apartment so may have to delay completion if the builder has not sorted the damp! The communal tiled terrace area above our apartment appears to leak! This could effect us all with our service charge in future yars if the builder does not fix it properly.

I believe the builder on site still has all the keys or he did last week.

If you would like us to check anything out while we are there we are more than happy to.

We are going to let our apartment out so will be finding out about that while we are there, any body have any tips for holiday letting?

Looks like Stansted will be busy on 14th May with people heading to Lamezia.

We completed on our property on the East Coast at Isca Marina at the beginning of December and we are going out on the 14th May too.

We know of at least 2 other people heading out on that day who have also bought at Isca Marina (they haven't completed yet though) and we are meeting them for coffee before the flight.

Also if anyone is interested we are having a nibbles / birthday party / housewarming evening on Thursday 15th May from 19.30 onwards and all who can get there would be very welcome at:

Hi Ian/Sandra, and welcome. Wow - you're so organised getting air con / new kitchen in so fast.

I think that Richard & Mary (nduja) are over the week you're out there, and we may be flying out too on 14th, if I can sort out my key collecting....
We'll have an empty little appt, being less organised than yourselves (not totally my fault perhaps, if you've traced back through the old posts!), but over next few months we'll sort it.
